These particular geological conditions inspired the arrival space – with the main reception and café located above ground level and utilising the natural properties of Clayworks plaster for the bar and reception desk. This hand-applied finish creates visible strata and provides a warm atmosphere more akin to hospitality settings than traditional workspaces. This concept is further accentuated by corrugated plaster wall and the use of natural textiles and planting throughout. The ground floor features a club area with banquette seating, booths, a coffee spot and high chairs for quick and informal working. Access to the floor above is via a meandering hung steel staircase that switches back on itself, encouraging tenants to wander within the building. This was created by punching a vertical structural hole through the upper levels to create more openness and connect different communal spaces to one another. Set within a 1929 Art Deco building in the heart of Fitzrovia, this new workspace for Great Portland Estates celebrates craftsmanship, hospitality-led design and the rich history of the area. Though the building retains a strikingly beautiful façade (an RIBA award-winner in its day), SODA inherited an interior that had been completely stripped back. This blank canvas became an opportunity to reimagine the Art Deco principles, weaving together the client’s values, the building’s architectural heritage and the distinctive character of Fitzrovia itself. The design approach responds to the client's brief, which was focused on creating a welcoming, timeless and considered space with unexpected moments. Across both floors, SODA blended residential and hospitality influences to create spaces that feel inviting and crafted to endure. This sense of welcome is visible even from the street, with large ground-floor windows that reveal a soft, glowing interior more reminiscent of a café or bar than a traditional office. Chai Guys is a company dedicated to making authentic Masala Chai and for this project, they wanted to couple this with a compact but high-functioning bakery to produce goods in-house. The design of this new space reflects the performative process of making the tea, while creating a sense of warmth and belonging for all customers. Our design responds by picking up on the colour palette of the existing brand, which is a modern take on traditional Chai and incorporates the sights, smells and tones of the different spices involved. The store acts as a calm refuge from the busy Portobello Market streetscape, utilising low timber datum panelling combined with boucle and leather seating to provide visitors with a welcoming space to linger. The low-tiled counter allows for enhanced views of the serving of tea, which is a theatrical spectacle in itself. Sightlines are drawn through the main space to the baking activity at the other end, with additional spices creating a kaleidoscopic olfactory experience. The design of the interior spaces at their Hackney HQ is based on this playful contradiction, creating experiences that balance public and private, as well as homely and professional – using a combination of raw and refined finishes. The progression through the varying workspaces takes on a narrative of its own as the floor is split into different levels, transitioning from social spaces at the upper levels, down to calmer areas for more traditional forms of working lower down. Joinery has been used to frame different spaces and accentuate their functions, while a subtle midcentury palette was adopted which uses neutral tones, alongside splashes of colour in the furniture and fabrics. This approach - to contrast the muted and refined with the expressive and dynamic - sets the perfect atmosphere for creative production. former&nbsp;HMRC&nbsp;office block.&nbsp;Our&nbsp;adaptive reuse&nbsp;approach,&nbsp;transformed&nbsp;the&nbsp;tired 1970’s building into much-needed homes in the heart of the city-centre, with a community focus for both residents and the wider public. It was paramount to&nbsp;our&nbsp;client, Livingway, that the project was integrated into the surrounding urban life and activities, and so,&nbsp;our light-touch approach celebrates the existing architecture while sensitively inserting contemporary elements. We carefully revealed and championed the&nbsp;original cast concrete waffle slabs which have been exposed as an uninterrupted focal point&nbsp;throughout. A social core has been created at ground level thanks to a focus on designing warm and welcoming shared spaces. We created a&nbsp;floating timber ‘activity&nbsp;wall’&nbsp;-&nbsp;inserted within the unbroken floorplate,&nbsp;and&nbsp;creating a central spine that divides the functionalities&nbsp;of the ground floor&nbsp;into&nbsp;flexible and evolving uses.&nbsp;Rich, warm grained timbers,&nbsp;mosaic&nbsp;tiles and soft fabrics&nbsp;have been&nbsp;sensitively paired together to offer&nbsp;both&nbsp;durability and tactility to the communal areas and touches continued through into the apartments above.&nbsp;The expansive roof terraces house wild gardens and hot tubs with views over the docks. The project is envisaged as a more youthful and rebellious office development, when compared to its more corporate neighbours. A giant mural runs the full height of the exterior, inspired by the Dazzle Camouflage that was once used by the military to distract enemies using bold patterns and shocking design. The interiors have been created to facilitate a range of different working environments, including coworking, incubator hubs and large floor plates that could be taken by a single tenant. The materials and colour palette selected for the retrofit are deliberately playful to contrast with the more austere surroundings, while also employing rich tones and textures to bring a sense of warmth to the various spaces. An emphasis on occupant wellbeing is essential, which will be achieved through an abundance of biophilia, large gym areas and a cycle ramp that enters the building. Working hand-in-hand with Soho Estates, this complex undertaking spanned over eight years form start to finish and the final scheme sees the successful delivery of the all new Boulevard Theatre, boutique shops, a nightclubs and bars, residential apartments and rooftop offices space. Architecturally, the historic plot widths of Soho have been reinstated in a combination of hand-made bricks, The varied building heights have replaced the post-war, lateral development of the site whilst selected buildings have been restored. The infamous Box nightclub remained open throughout and has been overclad with a lattice of hit-and-miss brickwork and programable LED lights, creating a striking modern aesthetic that simultaneously reveals glimpses of the site’s historic past. To the north, a double-storey, glazed bridge connects the two sides of the court, creating a theatre box office and bar space and to the south, the iconic Raymond Revuebar signage has been reinstated, and once again shines bright on the streets of Soho below. Market We have designed a new flagship store for Humble Crumble, a dessert company with a huge following online. Using colours and materials that reflect the ethos of the brand, the new home of crumble has been created to serve the rapidly growing fan base and provide an improved experience for the company’s customers. The new space references both the listed market interior, as well as the signature flourishes of the occupiers. Timber joinery and clay plaster surfaces sit alongside heritage brickwork to create a warm and inviting space with tactile and natural finishes. The palette has been developed to compliment the textures and the colours of the fruit crumble and toppings, ensuring that the food takes centre stage at every step of the process. Care has been taken to ensure that the lighting is suitable for Instagram photography – essential for the client and company feed – and the surfaces have been selected to compliment the brand colours and create a beautiful backdrop for the products. A generous, curved counter leads customers around the main serving area, revealing the crumble-assembly process sequentially. A seating area is located under a recessed timber arch that picks up on the features of the existing building, with Humble Crumble pink tables that offer a nod towards the brand’s identity. Another, smaller arch contains cutlery and a mirror with vanity-style lighting that is perfect for crumble selfies.
